Maybe people want to hear new carpets or paint of fix the sidewalk but I believe that older homes usually sell on location and price. If I paint my home blue maybe the next person wants in neutral.  if I paint it blue maybe they want it blue.  I suggest being super clean is the most important.  If the rugs are smelly than replace them! If you need paint than paint.  If the rugs are great and the paint is great than keep them.  Shingles are a common thing to do before selling a home.  Hot water tanks if they are leaky, getting furnace cleaned and checked out is important.  Replacement if its not working properly but some homes for the 60's still have the original furnace.  Hot water tanks not so much.  Don't patch! if you have some rough  spots around a basement window that is fine! Don't go and patch because the inspector or new buyer may think there is an issue.  Patching on flat driveway must be done with high quality epoxy because cement on cement never holds! It usually creates a mess.  Silicone areas where needed.  Old Silcone should be replaced and never go over the old silicone! Caulking is important to all home owners! look for grading issues.  Crooked sidewalk blocks might be a tripping hazard. Always take before and after pictures to keep a record of repairs.  Downspouts need to be secured with bolts that hold in place.  make sure they are long enough to drain.  Garden hoses should be stored for the winter!
